Rent vs. Host

If you own a vacation rental property, it is wise to spend TTT points rather than rental income each time you travel.  To illustrate, we've provided three examples. Each assumes a conservative 15% rental management fee and a 35% tax bracket.

Example One
If you rent your property for $4,000/week, you will have $2,000 left to spend on your own travel (after 35% taxes and 15% management fee).

To stay in a comparable ($4,000/week) property when you travel would, therefore, cost an additional $2,000.

Instead, if you "host" a Trade to Travel member in your $4,000/week property, you will receive 4 points (1 point for each $1000 of Weekly Rental Value).

With 4 points, you may stay in a $4,000/week property for a TTT Transaction Fee of $400.  You save enough to pay for an airfare or two.  And, in many cases, you still have "spending money" left over!

Vacation Rentals Trade to Travel
Weekly Value of your vacation rental property $4,000 10 points
Net Weekly Value of your vacation rental property (after 35% taxes and 15% management fee) $2,000 10 points
Additional Cost to enjoy an Equivalent Vacation Rental Property (valued at $4000/week) when YOU travel $2,000 $800
TTT fee

SAVINGS
: $1200 per week over using rental income to travel

Example Two
If you rent your property for $10,000/week, you will have $5,000 left to spend on your own travel (after 35% taxes and 15% management fee).

To stay in a comparable ($10,000/week) property when you travel would, therefore, cost an additional $5,000.

Instead, if you "host" a Trade to Travel member in your $10,000/week property, you will receive 10 points (1 point for each $1000 in Weekly Rental Value).

With 10 points, you may stay in a $10,000/week property for a TTT Transaction Fee of $1000.

Vacation Rentals Trade to Travel
Weekly Value of your vacation rental property $10,000 25 points
Net Weekly Value of your vacation rental property (after 35% taxes and 15% management fee) $5,000 25 points
Additional Cost to enjoy an Equivalent Vacation Rental Property (valued at $10,000/week) when YOU travel $5,000 $2000
TTT fee

SAVINGS: $3,000 per week over using rental income to travel

Example Three
If you rent your property for $20,000/week, you will have $10,000 left to spend on your own travel (after 35% taxes and 15% management fee).

To stay in a comparable ($20,000/week) property when you travel would, therefore, cost an additional $10,000.

Instead, if you "host" a Trade to Travel member, you will receive 20 points (1 point for each $1000 in Weekly Rental Value).

With 20 points, you may stay in a $20,000/week property for a TTT Transaction Fee of $2000.
